What does the Local Market Rating actually measure?

It shows who holds the power in a local property market right now: buyers or sellers. Nine market signals are weighted into a single 0-100 rating: price momentum, supply and demand balance, sales velocity, mortgage affordability, surveyor sentiment, rental yield, new listings volume, planning pipeline, and local employment. Above 60 usually means seller-leaning conditions. Below 40 usually means buyers have more leverage. It is our shorthand for reading a postcode quickly without losing the detail behind it.

We do not pretend to know the exact asking price of your home from one postcode lookup. We help you judge value properly using sold prices, local market pressure, comparable evidence, and EPC-linked size data where available. That makes the output more useful than a vague instant estimate because you can see the evidence underneath it.

Free scores are refreshed monthly, in line with HMLR and ONS release cycles. Pro subscribers get weekly updates - meaning you can catch momentum shifts and emerging hotspots up to three weeks before the monthly picture solidifies. In fast-moving markets, that lead time matters. You will always see the data date on your result so you know exactly what you are looking at.

What happens if very local data is thin?

Where exact local history is thin, we widen the context rather than invent precision. That can mean using parent district or broader market evidence alongside the direct postcode result. The app labels those fallbacks clearly so you can see when the picture is built from exact evidence and when it is using wider context to stay directionally useful.

How confident is the estimated value I am shown?

Every valuation comes with a confidence tier so you can see how strong the underlying evidence is. High confidence means we have at least three recent exact-postcode sales plus enough nearby comparables, all within the last two years. Medium confidence means there are four or more usable local comparables. Weak confidence means we only had a handful of comparables or the sample is getting old. Very weak means we had to fall back to older and wider district evidence because recent local sales were very limited. The tier, the evidence layer, and the number of comparables behind the estimate are all shown in the valuation hero, and the weaker the tier, the wider the range we present.
